For example, Coleman Company was part of a project team that designed Tanger Outlets in Pooler, just west of Savannah. This outlet mall, situated on 324 acres on the southwest quadrant of I-95 and Pooler Parkway, was planned for approximately 500,000 square feet of outlet mall space and an additional 600,000 square feet of outparcel development, including a hotel and anchor retail. The Perry Lane Hotel’s civil engineering needs included the relocating and upsizing of existing City of Savannah water and sewer mains in a congested area of the Historic District.
Coleman Company Headquarters
Coleman Company and Evans General Contractors collaborated to design and construct the CCI headquarters located in Savannah, GA. This 27,500 sq. ft., two-story, Class A office building is located on Chatham Parkway and includes multiple detention ponds, extensive landscaping, and a large conservation area.
Outlet Mall of Georgia Outparcel 19
Coleman Company was responsible for the preparation of construction plans and permits to construct approximately 157,800 sq. ft. of retail buildings on a 15-acre outparcel at the Outlet Mall of Georgia. Anchor tenants on the project were Dick’s Sporting Goods and Hobby Lobby. The project included the design and permitting of an 8.5-acre parking lot with 687 parking spaces and driveway connections to support a site of this size. A key element of the parking lot design was to work with the existing grades on the property to make the earthwork balance and minimize the amount of import fill. The property was purchased as a “pad ready” site with select material having been previously imported to the site. It was the developer’s intent to minimize cost of construction to offset land costs. Coleman Company was able to design the parking lot within these constraints to allow the developer to construct a successful project within budget and schedule.
Tanger Outlet Mall
Coleman Company was part of the project team that designed the Outlet Mall of Georgia, located in Pooler, Georgia. The project consists of approximately 500,000 sq. ft. of outlet mall with an additional 600,000 sq. ft. of outparcel development, including anchor retail, outparcels, and a hotel. CCI was responsible for all surveying, clearing, mass grading, erosion control plans, all permitting, and the design of the extensive offsite utilities to serve the 324-acre site.
Perry Lane Hotel
The Perry Lane Hotel is an upscale boutique style hotel located in the heart of the Savannah Historic District. Coleman Company provided all surveying, planning, utility relocation, site/civil design, and construction administration for the project which included two new buildings on Perry Street. The design work required creative engineering solutions to deal with a cramped right-of-way and congested underground utilities that would allow the new buildings to have a natural look in the historic neighborhood.
